Prize • One winner will receive full ownership of the property located in Follansbee, WV, consisting of a single-family home and a three-unit apartment building. • Approximate Retail Value (ARV): $300,000 • Property will be transferred “as is,” with no warranties or guarantees. • Winner is responsible for all future taxes, insurance, utilities, and maintenance. 6. Winner Selection • Winner will be selected via random drawing conducted through Raffall on or about November 30, 2025. • Odds of winning depend on the number of eligible entries received. • Winner will be notified via email and phone and must respond within 7 days. 7. Winner Requirements • Must sign an Affidavit of Eligibility, Liability/Publicity Release, and any required tax forms. • May be subject to a background check. • Must accept property transfer within 30 days of notification. 8. Taxes & Fees • Sponsor will cover WV transfer tax (approx. $491.36) based on current valuation, as well as all associated fees in transfer of the property. • Winner will receive a 1099-MISC for the prize value and is responsible for any federal or state income taxes. 9. General Conditions • Sponsor reserves the right to cancel or modify the sweepstakes if fraud or technical failures compromise its integrity. • By entering, participants agree to abide by these rules and the decisions of the Sponsor, which are final. 10. Free Entry To enter without making a purchase: • a) register an account at raffall.com, and • b) legibly handwrite your Raffall User ID, the Raffall ID for the drawing transaction, and the words “Raffall free sweepstakes entry” on a postcard, with proper 1st or 2nd class postage and mail to: 7 Bell Yard, London WC2A 2JR, United Kingdom. All write-in entries must be postmarked and received at least 72 hours before termination of the drawing transaction period. There is a limit of one (1) write-in entry per envelope/postcard.
