South west France, between Mirande and Trie Sur Baise in the Gers. Period renovated French house set in 9 ha with main 5 bed house, second adjoining house of 4 beds and 1 bed gite. 8 stables, fenced grazing and 16 ha of woodland

  • The House is set at the end of a long private drive on a country road, close to a small village which has school, bakery and post office. The main house comprises 5 bedrooms and 2 bathrooms, the main bedroom has dressing room with floor to ceiling wardrobes and an ensuite with shower and bath. All have ceiling fans for the hot summers. Downstairs there is an enormous farmhouse kitchen with AGA electric range cooker, aga companion gas and electric with granite worktops and shaker style cupboards . To one side of the kitchen is a large sitting/dining room with feature stone fireplace and log burner, double doors out to the terrace and a downstairs loo. To the other side of the kitchen is a scullery which houses washing machine, drier etc., There is access through a door from there to the second house which can be closed off if wished. The second house which is semi detached is ideal for extended family or to let for holidays. It comprises four bedrooms, 3 bathrooms , a sitting room with log burner, and doors on to the garden, kitchen and another sitting room with log burner looking over the rear garden. Both the main house and 2nd house have (separate) oil fired central heating. There is also a one bedroom gite with american style kitchen, sitting area and log burner. The land around is fenced for livestock, and there is a field shelter in one field, 8 timber stables set in barns to give extra shelter for working. This is an ideal property for running a holiday/equine business from, or just enjoying. There is also 16 ha of forest behind the house where the timber for the log burners comes from. There are a considerable range of outbuildings, a hay store, 1 large open barn, a closed barn, 2 garages and although the property is renovated there is still scope for someone to put their mark on it. The property has telephone, internet etc., All amenities are close by either in Mirande or Trie sur Baise. Airports are Toulouse 1.5 hours and Lourdes 45 mins.
